Should You Build Up or Out?
Once you've decided you need more space, this is the next real question, and your lot usually has strong opinions about it.
Building out makes sense when:
- You have side or rear yard to spare within your setbacks and lot coverage limits.
- You want main floor space: a bigger kitchen, a family room, a primary suite, or a self-contained space for aging parents.
- A bump-out of a few hundred square feet would finally fix a cramped kitchen or bathroom.
- You'd rather stay in the house while we build, which is usually workable with an addition off the back or side.
Building up makes sense when:
- Your lot is tight, already near its coverage limit, or you want to keep the yard and the mature trees.
- You need bedrooms, and bedrooms belong upstairs.
- A second storey gets you the most new square footage on the smallest footprint.
- Your existing foundation and framing can carry the load, which is the first thing we check.
